There is much more involved in selling your home than simply sticking a sign in the front yard and an ad in the paper. It is important to understand the market conditions as well as to analyze the homes around you currently for sale or recently sold. Equally important is the condition of your home. As you look around your home, what would you be thinking if you were seeing it for the first time as a home buyer?
The time you choose to place your home on the market can greatly impact the price you will get. If inventories are low, which is generally the case in our current market, you can usually get more than if you were competing with many other homes similar to yours.
Each season also has its advantages and disadvantages when you are selling. December is usually a slow month as everyone is caught up in the holidays and avoiding the inclement weather. This is a prime time to sell, though! Inventory is generally lower, and the buyers in the market are very serious about buying. Summer can be equally as lucrative for different reasons. The Saratoga Springs summer attractions draw many out-of-towners who are enthralled with the charm of our little town.
Because every situation is different, the sale of a home has to be evaluated at the time you wish to place it on the market, not using conditions that are months old!
